Why the rent keeps arriving
The income isn't tied to one booking source.
Each house lets across three channels — insurance and emergency placements, contractor and commercial lets, and short stays. A quiet week on one of them doesn't make a void, because the other two are still working. Most of the year is covered by stays of 30 nights or more, which aren't classed as short lets at all, so London's 90-night short-let cap never becomes the constraint. That's what makes an empty week our problem rather than yours.
Insurance placements
Households moved out by a fire, flood or escape of water need a whole house, not hotel rooms. Those placements typically run weeks to months and are billed to the claim.
Contractor and commercial lets
Site teams need furnished space with parking and a kitchen for the length of a job. Booked on trade accounts, invoiced monthly, usually a month or longer at a time.
Short stays
Shorter bookings fill the gaps between longer placements. In Greater London they're capped at 90 nights a year without planning permission, so they stay a filler, never the plan.
Whatever happens with occupancy sits on our side of the agreement. Your figure is agreed before we take the keys and doesn't move.

Most houses come to us empty and dated. We redecorate, furnish and equip them to a standard insurers and contractor firms will sign off — at our cost, before your first payment date.
